Terms of Service

By creating an account or using Dibs ("the Service"), you agree to these Terms of Service. If you do not agree, do not use the Service. These terms apply to all users, including free and paid subscribers.

Dibs is a rental listing alert service that monitors third-party listing platforms and notifies you when new listings matching your criteria appear. We do not list properties ourselves — we aggregate publicly available listing data from third-party sources.

We cannot guarantee the accuracy, completeness, or availability of any listing data. Listings may be incorrect, outdated, or no longer available by the time you receive an alert.

You are responsible for maintaining the security of your account and for all activity that occurs under it. You must provide a valid email address and keep your contact information current.

You may not use the Service for any illegal purpose or in any way that violates these terms. We reserve the right to suspend or terminate accounts that violate these terms.

Free plan: Available at no charge. Limited to 1 active alert with checks every 30 minutes and email-only notifications.

Pro plan: $9.00 per month (USD). Includes up to 5 active alerts, 5-minute check intervals, and SMS notifications. A 7-day free trial is offered to new subscribers.

Billing: Pro subscriptions are billed monthly via Stripe. Your card is charged at the end of the trial period and monthly thereafter. You authorize us to charge your payment method on a recurring basis until you cancel.

Cancellation: You may cancel your Pro subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period — you retain Pro access until then. We do not provide partial refunds.

Price changes: We will notify you by email at least 30 days before any price increase takes effect.

You agree not to:

• Use the Service in any way that could damage, disable, or impair our systems
• Attempt to access any part of the Service you are not authorized to access
• Use automated tools to access the Service beyond what is provided through the official interface
• Resell, sublicense, or redistribute access to the Service
• Use the Service for any purpose that violates applicable law

Listing data surfaced by Dibs comes from third-party sources including rental listing platforms and public data providers. We make no warranties regarding the accuracy or completeness of this data. Always verify listing details directly with the landlord or listing platform before making any rental decisions.

Dibs is not affiliated with Zillow, Craigslist, Apartments.com, Zumper, Rent.com, or any other listing platform whose data may appear in alerts.

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that the Service will be uninterrupted, error-free, or that any particular listing will still be available when you act on an alert.

We are not responsible for any rental decisions you make based on alerts received from Dibs. Always conduct your own due diligence before signing a lease or sending money to a landlord.

To the fullest extent permitted by law, Dibs and its operators shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service, including but not limited to missed listings, inaccurate data, or service outages.

Our total liability to you for any claim arising from these terms or your use of the Service shall not exceed the amount you paid us in the 3 months preceding the claim.

We reserve the right to modify, suspend, or discontinue any part of the Service at any time. We will provide reasonable notice for material changes. Continued use of the Service after changes constitutes acceptance.

These terms are governed by the laws of the State of Michigan, United States, without regard to conflict of law principles. Any disputes shall be resolved in the state or federal courts located in Michigan.
